WHEN YOU HEARD THAT
Buffett said on CNBC that he would buy up "a couple hundred thousand" single-family homes and rent them out if he had the logistical ability to manage the properties.
WHAT DID YOU THINK?
Buffett is a guru I follow. I wish I could meet him personally. I believe he has the ability to see through the fuzz of the current economy and target - with a proven track record - where he can make his money or your money grow.
Now is the time to think about what Buffett said, is now the time for you to begin to purchase single family homes in Massachusetts inorder to rent them out?, do not let some of the values still available in our marketplace pass you by. Rentals are at a premium, there are more people in need of rentals than available especially in communities with their major housing stock being single family homes:
For example this week I listed a single family home in HANOVER MASSACHUSETTS. Hanover is a middle income community situated approximately 20 miles south of downtown Boston, handy to a major route to Boston - Route 3 and having access in abutting towns to the "T" into Boston and a great commuter Bus Line with parking nearby as well as approximately 17 minutes to Hingham where we have the commuter boat to Boston too. The schools are rated highly and this community offers an excellent quality of life for residents of all ages. But housing of a rental nature is a rare commodity - but housing needs are up for this type of rental with biotech businesses springing up locally and a major expansion of South Shore Hospital services, the need is there!
Just being listed in MLS as well as various other sites only 24 hours ago, I have a long list of interested parties. Upfront with the callers, this property owner requests first, last and a security as well as a fine credit report and good references. This is sometimes the funnel for qualified and unqualified candidates. We have scheduled several appointments from the list of presumed qualified applicants. I would think after this weekend the owner will be able to make a selection for immediate occupancy from a handful of well qualified credit worthy potential tenants.
The rental is located in Hanover Massachusetts. This three bedroom home with one and a half baths and one car garage, full unfinished basement in a 7 room arrangement with fireplaced livingroom and updated kitchen and baths is renting at $2800 per month. Situated in a well desired neighborhood, many applicants have asked if there is any way they could buy this home or do a rent to buy to assure their right of first refusal.
The owner here is an educated business woman, she sees the Hanover Massachusetts housing market having strong (not unrealistic) growth over the past few months and has decided rental option is the best arrangement for her situation. I agree too.
